Selling your home is a significant step, and it’s crucial to avoid making costly errors that could impact your finances. Here are three common mistakes to steer clear of when selling your home and learn how to avoid big mistakes when selling your home. Make sure to set a realistic asking price based on market conditions and seek professional guidance if needed. Keep your home well-maintained and staged to make a positive impression on potential buyers. Remember to follow Mister Frisco for more expert advice to smooth the process.

Don’t Get Too Attached

Your home might have many special memories, but when you’re selling it, try to think of it as a house, not your special place. If you’re too emotional, you might not make the best choices, like saying no to a good offer or not fixing things that need repair. Try to see your house the way a buyer would. Remember, the goal is to sell the house quickly and at a fair price. So try to detach yourself emotionally and focus on presenting the property in the best possible light.

Be Realistic About the Price

Setting the right price for your house is super important. If the price is too high, buyers might not be interested, and your house could sit on the market for a long time. To find the right price, look at what similar homes in your area are selling for or ask a professional for help. You want a fair market value that will attract buyers. Also, keep in mind that the condition of your house and any unique features it may have can also affect its value and, ultimately, the price you set. Listing the home at the right price will affect the number of potential buyers that will look at the property.

Get Help from a Real Estate Agent

It might be tempting to sell your house on your own to save money, but having a real estate agent can help. They know a lot about selling houses, like what prices are reasonable, how to talk to buyers, and how to advertise your home. They also know how to handle all the paperwork and legal stuff. A good agent can make the process easier and more successful.

Don’t miss out on valuable tips and insights, including how to avoid big mistakes when selling your home, to help you navigate the world of real estate. Follow Mister Frisco today for more expert advice and stay ahead of the game.

Putting a security system in your house does more than keep you safe; it can also make your house worth more. Discover how security systems enhance your property value by reducing insurance costs and making it more appealing to potential buyers. If you need more tips on real estate, Mister Frisco is always here to help.

Makes Your House Look More Valuable

When people looking to buy a house see one with a security system, they often think the house is worth more. It’s not just the security equipment they like; it’s also feeling safer in the house. This feeling can lead to a higher selling price because buyers are usually willing to pay more for a secure home. Moreover, some security systems come equipped with smart features such as remote monitoring and control, which can further enhance the safety and convenience of the homeowners.

Saves Money on Insurance

Houses with security systems often get lower rates on home insurance. Insurance companies know that a safe house is less likely to get broken into, so they must pay out less often. When you sell your house, this saving can attract buyers who like the idea of cheaper insurance. Having a security system also gives homeowners peace of mind and a sense of security, knowing that their homes and belongings are protected.

Makes Your House Look Modern

Nowadays, many people like smart homes, and a new security system can make your house stand out. Things like controlling your security system from your phone, smart locks, and cameras fit well with other smart home stuff. This modern touch can make your house more appealing. With the ability to remotely monitor and control your security system, you can always keep an eye on your home even when you’re away.

Keeps Burglars Away

A security system that people can see often keeps burglars away. Houses without security are easier targets. A security system keeps your house safe and its value high because it’s less likely to be damaged or broken into. This is a good thing to mention when you’re selling your house. In short, adding a security system is a smart move. It makes your house look more valuable, reduces insurance costs, gives it a modern edge, and keeps burglars away.

Selling your inherited property in Texas can feel complicated and emotional. It means not only dealing with the property’s legal aspects but also handling the emotions attached to it. If you’re in a situation where you need to sell an inherited property in Texas, this guide is here to help you with a clear and simple plan to make the process smooth.”

When You Might Not Need Probate

In Texas, there’s a rule that can make things simpler. If both these conditions are true:

The person who passed away (we call them the Decedent) didn’t leave a will (sometimes called dying intestate).

The total value of the property, not counting any homestead real estate the Decedent owned, is $75,000 or less.

In such cases, the person who inherits the property can skip probate and quickly put the property in their name.

Taxes on Inherited Property

Getting an inherited property in Texas can have tax stuff to think about. Here are some key things to know:

Inheritance Tax: You don’t pay taxes just because you got the property. Texas doesn’t have an inheritance tax.

Capital Gains Tax: If you decide to sell the property, you might have to pay capital gains tax. This tax depends on the difference between what the property was worth when you got it and how much you sold it for. But don’t worry, there are some rules and exceptions. Talk to a tax pro to get it right.

Tips for Selling an Inherited Property

Selling an inherited property in Texas can be tricky, but it’s doable with a smart plan. Here are some tips:

Get Expert Help: Talk to a real estate agent who knows their stuff about selling inherited properties. Also, consulting with an attorney before placing the property on the market can ensure compliance with all legal stipulations. Seek guidance from a tax advisor as well.

Fix Things Up: Consider doing repairs and upgrades to make the property more attractive to buyers.

Price It Right: Work with your real estate agent to find a fair but still competitive price. Going too high can scare buyers away.

Be Patient: Selling an inherited property can take time, especially if it needs work.

Talk to Co-Heirs: If there are other people who inherit the property, talk openly about your plans to avoid problems.

Explore Your Options: Depending on your situation, think about different choices, like renting out the property or using it for something else.

With the right strategies and open communication, navigating the sale of your inherited property can be a rewarding experience, maximizing its value and potential.

Ready to Sell Your Inherited Property in Texas?

Selling an inherited property in Texas might involve some legal stuff and taxes, but it’s doable with the right help and a clear plan. Talk to the experts, stay organized, and be patient. Following these steps and tips can help you sell the inherited property the right way and make good choices along the way.

Are you planning on selling your inherited property in Texas? Let Mister Frisco guide you through the process. Contact us today!

The curtain is about to rise on the final act of your home-selling journey. The spotlight is preparing for closing day – a day of both endings and exciting new beginnings. If you’ve ever felt like you’re in a maze as this day approaches, Mister Frisco’s here to provide the map and flashlight to guide you. Let’s break down the process into manageable steps to ensure your finale is a standing ovation.

Understand and Review Your Contract

Before you reach the closing day, give your contract a thorough read. Ensure it clearly outlines the sale price, agreed-upon repairs, and other vital terms. Remember, this document is the foundation of your agreement with the buyer. Taking the time now to understand every detail can prevent misunderstandings later. This is your roadmap for what to expect on the big day.

Prep Your Documents and Finances

Get your papers in order. From your ID to any bank statements or homeowners insurance proof, having these ready prevents last-minute hiccups. Also, familiarize yourself with the closing costs. Whether you’re a buyer or seller, you must know any fees you might face so there are no surprises.

The Final Walkthrough

Buyers, this one’s for you. Walking through the property one last time before sealing the deal is crucial. This final walkthrough ensures you’re getting exactly what you paid for. It’s your opportunity to confirm that no new issues have cropped up since the inspection. Ensure all repairs have been completed and the property meets the expected overall condition.

Set the Stage for Success

Closing day is more than just a quick event. Allocate ample time for the process since it involves reviewing several documents and possibly answering last-minute questions. If something needs to be clarified, feel free to ask. The more informed you are, the smoother the process.

Preparing for closing day with Mister Frisco’s expert guidance at your fingertips, closing day becomes less daunting and more exciting.

Navigating the housing market in Frisco? The average time for a home for sale in Frisco is 12 Days on the Market, which is great news for buyers and sellers. Mister Frisco is here to guide you. Here are the key updates for July in the pre-owned single-family housing market. Let’s dive into it!

Prices and Availability

Home prices are up, with the median price in July reaching $686,500, a 2.8% increase from last year and a 9.6% rise from June. More homes are on the market, too, with 374 houses available, 25.6% higher than last year. Mister Frisco can help you find the perfect fit within your budget.

Sales and Time on the Market

Sales are slowing down, with 15% fewer homes sold than last year and 10.6% fewer than in June. Homes are taking a bit longer to sell, with a median of 12 days on the market. Whether you’re buying or selling, Mister Frisco has the insights to make the process smooth.

Pending Sales and Market Trends

Pending sales decreased by 15.3% from last year and 22% from June with 2.3 months’ supply. Traditionally, the decrease in pending sales and sale along with the increasing inventory shows that the market is slowing down. This slight slowdown means choosing the right realtor is critical. If you’re looking to sell, Mister Frisco can guide you to make the most of this advantage.

Whether buying your dream home or selling for the best price, Mister Frisco is here to help you navigate those 12 days on the market.

Would you like to know how to stage your home properly? Mister Frisco is here to guide you on making your home appealing to potential buyers and selling it with relative ease. Are you ready for some helpful tips? Let’s get straight into it!

Make Your Home Appealing

First, let’s understand why home staging is important. Staging your home is all about making it appealing to as many potential buyers as possible. It’s about creating a space where buyers can imagine themselves living. Staging can make your home feel bigger, brighter, cleaner, and more welcoming. And it doesn’t have to cost a fortune.

How to do the Basics

Start with decluttering your home. This step costs nothing but time. Tidy up rooms, closets, and any outdoor spaces. A clutter-free home looks more spacious and inviting. A clean home is a must. A deep clean can make your home sparkle and smell fresh. You can do this yourself or hire professionals. Keep the windows, floors, and bathrooms in mind as well. Buyers will notice every detail. Good lighting can make your home feel warm and welcoming. Make sure rooms are well-lit. Open curtains and blinds to let in natural light. Add extra lamps if needed.

Stage Your Home Further

Next, consider neutralizing your home. Bold colors might turn off some buyers. Paint walls in neutral shades. This creates a blank canvas for buyers to envision their own decor and style. Draw attention to the best features of your home. Also, remember to depersonalize the home, and remove all family pictures or memories, as buyers would like to picture themselves living in the home, not the current owners. Do you have a fireplace or a beautiful view? Make these features the focal point of the room. Lastly, add some final touches. Fresh flowers can brighten up a room. A new welcome mat can make buyers feel at home.

Should I Sell Right Now?

With so much news around a recession and rising interest rates, choosing the right time to sell isn’t easy. Of course, if getting the most for your house is your only concern, you can wait out a down market. But relocations, job changes, or new family needs can press the issue. So here are a few facts about the real estate market for the end of January.

Pricing

Median prices for existing homes in the DFW area over the past 12 months have been flat, reaching an average price of about $335,000. In December, that price declined by 0.7% when compared to November. So overall, housing prices in DFW have been declining for the last seven months. Not necessarily bad if you have to sell, and not necessarily an immediate notice to buy a home if you’re in the market.

Inventory

Inventory on the market increased by 78% compared to the same time last year, with 17,000 houses for sale. Overall, market inventory decreased by 17.7% in December compared to the available inventory in November. People appear uncomfortable putting their properties on the market.

Existing Home Sales

Median existing home sales over the past 12 months are also down by 39.8%, reaching 5,904 homes sold. Those sold in December decreased by 3.3% as compared with November. This decrease indicates market activity has been slowing for the last five months. People are taking longer to decide to sell.

Days on the Market

For those who do choose to sell, the median amount of time a home for sale spends on the market is increasing. Over the past 12 months, a home for sale has spent about 32 days on the market, up eight days in December compared to November. This increase may be keeping the supply of inventory on the market low. On the other hand, decreasing supply for the last two months keeps this a strong seller’s market.

So if you decide to sell now, you may not get the price you hoped for, but you won’t be stuck in a home you want to sell for very long. It’s still a strong seller’s market when viewed from the supply side, even if prices are slipping slightly. The best-case scenario starts with partnering with the right realtor. I’m Viktor Taushanov, Mister Frisco, and I can help you sell your existing home at a price you can be satisfied with. Contact me today, and let’s get the most for your home.

Trust our experts to help you get the life you want in Frisco. Frisco is hotter than ever, don’t miss out.

How Hot?

According to an analysis from Redfin;

Many homes get multiple offers, some with waived contingencies.

The average homes sell for about 9% above the list price and go pending in around 12 days.

Hot homes can sell for about 18% above the list price and go pending in around 7 days.

Why Frisco?

According to an article from Money magazine, Frisco has the perfect balance of a low cost of living and high-income homeowners. Indeed, times have changed, but demand for a home in Frisco has only increased. According to the article, “While there’s a lot to love about Frisco, part of its appeal is the city’s relatively low cost of living compared with its higher incomes and booming job growth. A typical Frisco family could pay off a new home in less than half the time it would take a Bostonian one to do so.”

Business is Booming

Discretionary income inspires new development. Expansive developments like those from the PGA will become another crown jewel in Frisco’s growth. According to a Frisco city article, “In December 2018, the PGA of America announced plans to move its headquarters from Palm Beach County, Florida, to Frisco, Texas, where it will anchor a 660 -acre mixed-use development with a public-private investment worth more than half a billion dollars. Two championship golf courses are being built at PGA Frisco and a short course and practice areas. In addition, the new PGA of America headquarters will become home to national player development and coaching programs. This public-private partnership teams PGA of America with Omni Stillwater Woods (OSW), the City of Frisco, its Economic and Community Development Corporations, and the Frisco Independent School District. The City of Frisco and its development corporations (each funded by a half-cent of Frisco’s sales tax) and FISD are contributing no more than $35 million toward developing the public facilities. The city will own the golf courses, clubhouse, practice areas, and associated public facilities.”

Frisco is hotter than ever! Globus Realty is your gateway to unlocking the life you want to live in Frisco, Texas. Trust “Mister Frisco” to find your new home so you can establish yourself in the best city in Texas.
