Welcome to another addition of the Frisco Real Estate Market Update. This is for February 2023 and we have lots of new data for you.

The median existing-home price in Frisco for February 2023 decreased by 7.8% compared to the same period in 2022 to reach $575,000. Additionally, the median price for February 2023 declined by 7.7% compared to January of this year.

On the Market

The number of houses available for sale on the market has decreased to 175, which is 110.8% lower than at the same time last year. Moreover, there was a 9.79% decrease from January to February. With such low inventory levels, Frisco remains an extremely competitive real estate market.

Median Sales

The median sales of existing homes rose by 2.6% year-over-year, with 120 homes sold in February. Compared to January, home sales increased by 39.53%. The median days on the market for February were 27, which is 575.0% higher than the same time last year when it was just four days. This means selling a home in February takes 20 days less than in January.

Trends

Inventory on the market for January was again at a low of one month’s supply, which is still considered a sellers’ market. Pending sales decreased 33.8% year-over-year to 120 homes, while February pending sales were down 39.4% compared to January, with 94 homes pending. These figures suggest a negative outlook for existing home sales in the coming month.

New Year’s Resolutions… most of us make them at least some of the time. The majority of us fail to continue with said resolutions throughout the year… Do you know which ones are most common? Here are some statistics to start your 2015 off in the right direction (because you aren’t going to be a statistic, right??)

According to the University of Scranton, Journal of Clinical Psychology the top 10 resolutions for last year were as follows:

1) Lose weight

2) Get Organized

3) Reduce Spending, Increase Savings

4) Better enjoy life; live to the fullest

5) Focus on health and fitness

6) Self educate

7) Quit smoking

8) Support/assist others dreams

9)Fall in love

10) Increase quality family time

Now, how quickly do our goals and resolutions fall to the wayside as lives get busy and we find ourselves prioritizing or procrastinating… what, me?? Yes, you!

Of the 45% of Americans that do set New Year’s resolutions, only 49% reach moderate success. And a measly 8% find complete success. What is the trick?

If you seriously have a goal for 2015, make it more specific and attainable rather than broad with no clear definition of success. For instance, don’t say you want to enjoy life more… decide what exactly that would look like and break it down into pieces and parts that can be managed in chunks.

You want to lose weight or quit smoking? Find out what is truly reasonable in those fabulous goals. How much weight a week is healthy and what does it take to get there? Make a plan…develop a recipe list for each week, shop with intention, start a fitness class, enlist an accountability partner.

If you really want it to happen it will, with proper direction of course. Good luck!!

‘This the season to be jolly! And maybe a little stressed?? Are you one of those people who wait until the last minute to do EVERYTHING holiday related?? Here are a few helpful ideas for Frisco area holiday things to do:

Still need a tree?? Be sure to visit the Christmas Tree Lot in Frisco’s Christmas Square, sponsored by the Frisco Boy Scout Pack 51, Charted by the First Methodist Church in Frisco. Christmas trees may be found in all sizes and types, ranging from 5′ to 12’ in height. Types available include Douglas and Fraiser Firs and Scotch Pines at reasonable prices for your family’s enjoyment. The Frisco Christmas Tree Lot will be open for business through December 20th from 5 pm to 9 pm Monday through Friday, 9 am to 9 pm Saturday, and noon to 8 pm Sunday. The best trees go fast, so you better hurry!

Everyone needs to experience the thrill of an open carriage ride, especially when the brisk winter spirit surrounds us. North Star Carriage will be offering rides throughout Frisco Square every Thursday through Sunday evening until January 3, 2015. Only $6 per person, carriages may be found on the lot next to Sake Toro. To be sure a holiday carriage ride through the Frisco Square it is will add a special night to remember to this season’s memory trove.

Last by not least be sure to check out all the fun to be had at the Dr. Pepper StarCenter for all kinds of holiday activities for the family. Be sure to walk through the Drop N’Shop, enjoy the Skate with Santa and the Winter Festival on Ice, and don’t pass up the photo ops in Winter Wonderland.

So, as you can see, it is not too late to get in some great holiday memory making activities, including the requisite photo with Santa Claus. Frisco has it all!
